The Right Price Starts With the Right Strategy
Pricing a home isn't simply about choosing the highest number the market might support. The right strategy depends on your property, the competition, current market conditions and what you need from the sale. Some sellers want to maximize their price and have time to wait for the right buyer. Others may already be carrying another mortgage, handling an inherited property, or simply want to sell within a certain timeframe. I'll show you the comparable properties and market data, explain where I believe your home fits, and talk through the advantages and risks of different pricing strategies.

Downsizing

Land and Acreage
Land buyers want to know more than the acreage. The want to understand how the property may be used and what makes it worth considering.

Proximity to towns, lakes, highways, and local attractions.
From an in-town lot to rural acreage, ranchland, or a future homesite, I'll market the features and possibilities that can help your property stand out to the right buyers.
You should expect more than a number. I believe an agent should be able to show you the market information behind the recommendation and explain how your home's condition, location and features affect its value.
Days on market can be helpful, but it needs context. A move-in-ready home, an inherited property needing repairs and a unique rural property may have very different timelines.
It's a fair question, but ask how it's calculated. Price reductions, seller concessions and other terms of a transaction can affect that percentage. The number alone doesn't always tell you whether the original pricing recommendation was accurate.
The marketing plan should fit your property and the buyers most likely to be interested in it. I’ll explain how I plan to present your property, where it will be marketed, and what we can do to help it stand out from competing listings.
Pricing may need to change. An inspection may uncover something unexpected. A buyer's financing may fall apart. When something doesn't go according to plan, I'll help you understand your options, evaluate what happens next, and adjust the strategy when necessary.
With more than 30 years of real estate experience, I've worked through changing markets, challenging properties, difficult negotiations, financing issues, inspections, and transactions where things didn't always go according to the original plan.
